Building & construction · Sunshine VIC 3020

We are based in Sunshine, and we build systems for the trades around us

Brimbank holds around 2,151 hectares of zoned industrial land — one of the largest supplies anywhere in Melbourne's west. It is builder country: concreters, framers, fit-out crews, civil subbies and the suppliers who serve them. Most of them are running six-figure jobs on a site diary, a phone full of photos, and a quoting spreadsheet that only the owner really understands.

What Sunshine actually looks like

This is home. Our registered address is in Sunshine North, which makes Brimbank the one area on this site where we are not describing a place we visit — we are describing where we work from.

Sunshine is being rebuilt as the "CBD of the west", with projections of up to 43,000 additional residents and 29,000 additional jobs in the precinct by 2051. That is a decade of construction pipeline sitting on the doorstep of the businesses here.

Brimbank's industrial land splits roughly evenly between heavy industrial and lighter industrial and warehouse zoning, which is why the trades base here is unusually broad — the same suburb holds steel suppliers, civil contractors and two-person fit-out crews.

The pattern we see most: a builder whose work is excellent and whose paperwork is a fortnight behind, losing money on variations that were agreed verbally and never written down.

The signs you have outgrown the spreadsheet

Specific to building & construction operations. If more than one of these is familiar, the admin is now costing more than the system would.

Variations get agreed on site verbally and written up later, if at all.

You do the work and then argue about whether it was in scope. Most of the time you wear it.

Progress claims are rebuilt by hand each month from diary notes and supplier invoices.

Claims go in late, cash comes in late, and the bank balance never reflects the work completed.

Subbie rates and availability live in the owner's head and phone.

Nobody else can schedule a job, so the business stops when the owner does.

Site photos, compliance certificates and sign-offs are spread across phones and email.

Proving what was built to what standard takes a day of searching, usually when a dispute is already underway.

How we work with Sunshine businesses

  • We are based in Sunshine North. This is the one area where we are genuinely local rather than travelling in.
  • First conversation is usually on a site or in the shed, not in an office. Construction admin makes no sense described from a desk.
  • Nothing starts unpriced, and the first job is small enough to be worth doing on its own.

Questions we get from Sunshine

You are based in Sunshine. Does that actually change anything for us?

It means we can be on your site the same week rather than fitting you around a run across town, and it means we already know the area your jobs are in. We would not claim it matters more than that — being local is convenient, not magic. The work is the same work.

Our jobs run for months. Is a system worth it for that few jobs a year?

Usually yes, and for the opposite reason people expect. Long jobs are exactly where small admin gaps compound — a variation missed in month one is still costing you in month six. Fewer, bigger jobs means each one carries more risk, not less.

We already use a job management app and it has not helped.

Very common. Most of those apps assume someone in the office is keeping them current, and on a busy site nobody is. What usually needs fixing first is which single artefact the business actually runs on — the diary, the whiteboard, the quote sheet — not which app it lives in.

Start with an audit, not a rebuild

We look at how the work actually moves through your business, name the one artefact costing you the most time, and price the fix before anything starts. This is our base — we are local here.
